11th January 2019. I have had to engage a Surveyor to establish exactly where my garden ends and my neighbour’s begins. Over the years before I took occupancy, a temporary fence was used to keep dogs out of each other’s gardens, and for convenience was installed, by weaving around trees and shrubs. It was only when I decided to build a pavilion in late 2017 and needed permission to access next door’s garden to reroof it, that I suddenly realised that the bramble and weed filled area was probably my land anyway, so I started taking my own measurements, and discovered that my neighbour had moved parts of the temporary fence about 6-8 feet into my garden. After considering all my options over a few months, I decided to get an estate agent to value a piece of my garden for possible sale. Circumstances have changed since we moved here over 5 years ago, including the HS1 fast train to London now stops at our local station 3 minutes drive from our house, with a commutable time to London St Pancras of about 75 minutes.
Also, a big garden can be a deterrent to buyers, and I am working to make things as easy maintenance as possible for when the need to downsize becomes necessary, when I get too old to do everything myself.
So a short term plan to sell off a piece of the garden, actually makes the existing house more valuable and saleable. This morning, the operator of this theodolite and GPS stick, will return after computing all his measurements and place markers along the line of my border as shown on the Land Registry. There will be no argument about its position, as the GPS stick uses the location of 8 satellites to place the line within 20mms (less than an inch).
