HOW I GOT A DEAL BY COLD CALLING☎️ The house I’m standing in front of I was able to get it under contract by simply picking up the phone and get in contact with the homeowner. When I first called the homeowner (Judy) she answered and was very reluctant in talking to me, so what I had to do is BUILD RAPPORT with her and after a couple of questions regarding her property I asked a very personal question which was “Why would you even consider selling your property?” •
Her reply was that her daughter had just passed away and that she is in a stressed situation and doesn’t really know what to do. So after a 30min phone call we decided to meet at the property in the next few days. •
I knew before going into the appointment she was not going to sign anything or make a decision. I went to simply educate her and discussed different options like
1. a cash offer
2. listing it on the market
3. fixing it up and leasing it out
She also shared with me that she doesn’t want to be a landlord, needs money for her retirement, and the home is far away from where she currently lives. I told her that I would be able to take care of all those problems off her hands. I also educated her on what to watch out for when talking to other investors. By the end of the meeting she told me she was very thankful for me coming out and simply talking to her, and she told me she was going to hear offers from other investors as well. I left from that meeting a bit discouraged because I didn’t know if I was even going to hear back from her again but I left knowing that I truly and sincerely answered every question she had and a solution to each of her problems.
A couple of days after, I get a call from her saying that if I’m still interested in the property to send her over the contract and that she is very happy that I was completely honest with her.
What I’ve learned from this situation is that in real estate YOU are a problem solver and you must get people to trust you and the only way to do that is by being honest and hiding nothing from the sellers. And with enough persistence and action you can get your first and or next deal too!

10 Alasan berinvestasi Properti
