This peeling paint is artistic in it's own way. Lenders and appraisers close your eyes!
If you’ve been following my stories, you may see that we’re fixing up my sister’s new place! Here’s another progress pic of the kitchen and a few before pics of its snarliness before. 🤢 I can’t get over how much better this once filthy house is looking! So bright and clean- and we’re not even done! Updates with paint and inexpensive shiplap/laminate counters - I also scored lightly used stainless appliances for $50 a pop! 🙌🏼 (boob light not staying...😂)

Have I ever told y’all that we have cameras inside of our house?! At first it kinda bothered me because I could just imagine my husband at work spying on me 🌿👀. Then he would know how many naps I take during the day and I would be busted 🤦🏼♀️. So for the first few months, every time I would walk past one, I would flip it the bird. I know. Real mature, right?! We have lived here for 6 months now, and he has yet to comment on my naps or any bird flipping...so I think I am good 🤣.
If you had cameras inside your house, would you have the urge to “check in” when not home?!

It’s been a while and...there’s a good reason. When I started this Instagram it was to share my crayon collection. Over time I realized I ALSO liked to share things in my life. I loved connecting with all of you and letting you see me. I had to them decide which one I was going to keep. Crayons or my life. I spilt them up (you can still find my crayons at @jennyscrayoncollection
). And kept me. 😍
My life drastically changed since I started this journey. Instead of a military spouse in Kansas, I became a new mom and retired military spouse in upstate New York. We fell in love with a property and started renovating it. Having a baby and renovating didn’t leave a lot of time for posting on Instagram. I took a break at the beginning of the year. We traveled a lot and my baby got RSV and was in the hospital :( But I’m coming back and excited to share with you my journey and life passions as I have done for so long. Being new in a place isn’t easy, having a baby isn’t easy, renovating a house isn’t easy. But moving to a place you love is invigorating, seeing sweet baby smiles melts your heart, seeing that number on the scale fall is encouraging, connecting with old and new friends makes my heart happy, and making a house a home is priceless. Thanks for following along. I’m excited to share with you what makes life worth living. And hopefully give you some nuggets this year to use in your own journey. Thanks friends!!!
Well this is no fun. The doorknob on our back door broke. The door will not open . . . at all . . . No matter what I do. And this is the only exit for the dogs unless I want to take them out on a leash in the coming snow storm. Not cool, Friday. Not cool. #thisoldhouse #fixerupper #moneypit
Learning to just choose yourself is the way to think. You will start only doing what you love and decide how you want your life to be.
Yesterday, during my gold leaf video, I said I couldn’t remember if I’ve used metal leaf on furniture before or if it was just on mirrors. Uhhhh duhhhhh....I did these crazy rustic glam barstools! (No joke, I have the absolute worst memory ever. I can barely remember my name most days. I need to eat more fish or something. 🤣🤣🤣) Well, guess what just sold?!? These crazy rustic glam barstools! 🤣💗🤣 I popped online to check my sales before posting all my furniture on the local sale pages and got this lil surprise! Couldn’t have come at a better time because I just finished the sofa table and I need to make some room for it in the store!

Five hundred twenty-five thousand six hundred minutes. Anyone else feel like it’s been raining that long?! Craving some sunshine... but until then I’ll be here on this cozy couch dreaming and planning for sunny days ahead. Friday nights “in” are always my favorite anyway.
Over the past two days, our electrician has been in the house installing the wiring for the lights, bathroom fan, baseboard heater, outlets, and smoke detectors. We’ve learned a lot about the latest requirements for electrical work--things like AFCI, how many outlets the electrical code requires, mixing old work and new work--it’s quite the list!
But the biggest struggle was working with the electrician himself. Unlike our plumber, who worked with a flat project rate, the electrician is hourly plus materials cost. This seemed like a good deal up front, but we quickly found that our definition of an hour worked didn’t always match up with his (Are lunch breaks counted? Do you round up to the nearest hour?). Since it was a bigger job, we had to pay extra for his “helper” to come lend a hand. Then there was the added cost of a trip fee since the electrician lived a fair distance from the job. We paid retail cost for any supplies, but when we found that I hadn’t bought everything he needed to finish on day 2, he charged an hour of labor to buy the parts for us. On top of it all, he was anxious, difficult to communicate with, and he was constantly finding issues with the work we had planned. This was in stark contrast to our plumber, who was positive, excited for our project, and generally a pleasure to work with!
But the wiring job is done, at least for now! Next we have to finish plumbing, then there will be a series of plumbing, electrical and building inspections before we can begin the finishing process.

Definition: unique design feature that helps a home stand out in potential buyers’ minds.
We always make sure to splurge on 5-7 “sizzle features” on every flip that we do so that when buyers walk through 10 homes, ours is the one they remember. It gets them excited and emotionally tied to our houses and more likely to be enthusiastic about buying it. 🙌.
There are lots of flippers out there now, and lots of competition so you need to find a way to stand out! 💪.
Some sizzle features include: barn doors😍, kitchen tile backsplashes, shiplap walls, fun colored or wallpapered accent walls, awesome light fixtures, built in shelving, or accent tiled showers. .
What other design features or SIZZLE FEATURES do you love that we should start putting in our houses?? 👇 #opinionsplease #barndoor #sizzlefeature #houseflipping

**Before and After**
This has been a project in the “talking” for 5 years. When we first purchased our home we LOVED everything about it, but once Grady was born, I realized how compartmentalized it truly was. That mixed with the lack of countertop space and a growing family just didn’t mix well. We finally decided that it was time and just dove in. We decided to forego new cabinets and floors, because to be 100% honest, I am old school and LOVE the natural wood 🤷🏻♀️ .
We really could not be any happier with how it turned out. There are still some things to do, i.e. build our dining room light (because my husband is pretty fabulous and turns my ideas into a reality) and hang some wall art. But it’s just so much better! So much more functional. So much brighter. So much more storage! 🙌🏼
Although it was a fun project, we are VERY happy it’s done. I’m happy I don’t have to dust anymore (drywall 😩😩) and that I have full access to everything in the kitchen! .
The before pictures were from before we moved in...I’m pretty terrible at actually taking before pictures! 🤣
Titan is on the other side of that couch watching a show and I’m about to get my booty in gear to start cleaning....I haven’t mopped our floors downstairs for over 2 weeks! With all the snow we have had it seemed pointless to mop..especially with my dog and her wet feet making marks all over the floor! I’ll share in my stories what I use for cleaning and all that fun stuff! I honestly love keeping a clean house, it does take some work but luckily for me I enjoy it! I’m curious, do you have a cleaning schedule or do you just do it as you feel it’s needed?!
